What should I do if I want to build a house, fence or other improvements to my lot?
- Find your lot number and section number on the plot map
- Review the Conditions, Covenants and Restrictions (CC&Rs) for your section at http://www.oakforestpoa.org/covenants.html
- Submit plans to the ACC prior to begining any improvements
What do I submit to the ACC:
The CC&Rs specify what is required, but for a new structure, we need floor plans and elevations of all sides of any proposed structure, a section through the structure to explain the relationship of the floor levels and stairs, if applicable, specifications describing the materials to be used on the exterior of any structure, and location of the proposed structure on the lot (site plan or survey). Outside improvements, such as fences or additional driveways or sidewalks require specifications describing the materials to be used and location of the proposed structure on the lot (site plan or survey). Information on who will performing the work and when the work is planned (both start and proposed completion) is also helpful.
How do I submit plans to the ACC?
Plans may be submitted via mail at Oak Forest POA, Attn: ACC, P.O. Box 911, Manchaca, TX 78652 or via email at acc@oakforestpoa.org or to krngraham@austin.rr.com. Plans submitted via email must be legible when printed no larger than 11x17 and in a standard file format such as .pdf, .jpg, or .tif.
How do I get a Resale Certificate when I sell my home?
If your title company requires a Resale Certificate for the closing of your transaction; you may request one as follows:The bylaws state that a resale certificate is to be requested in writing by a letter to the POA post office box. The written request is to be accompanied by a check in the amount of $135.
- The bylaws require that the completed resale certificate be postmarked within fourteen calendar days or ten working days of the receipt of that written request.
- The bylaws provide for an extra fee for: RUSH service (if available), Special courier services (if available), Post billing for resale certificates (i.e. - pay for the certificate at closing- if available). The bylaws make no provision for telephone requests under any circumstances. Courier pick ups, rush requests, post billing and other deviations from the bylaws can only be handled on a case by case basis.
As a courtesy to our residents, we have taken the position that, whenever possible, we should avoid special fees and we should attempt to bend the rules on time and money. Most title companies are very good about recognizing the limits of a volunteer organization when requesting the certificate. Often we are able to accept a request by email to our website. We make every attempt extend this service to our residents; but it can in no way seen as a certainty.
If your title company only requires only verification of paid dues status, we will provide that at no charge.
